Homebuyer reports for properties throughout Dorset, Hampshire & Wiltshire

Reports are completed within 24hours often 12 hours of inspection including a talk through on the phone on the same day as the inspection. A further talk through at a later date in person is also included, if required .
Valuations are also available with the reports, along with comparable evidence, which can aid negotiations. The cost of the valuation will depend on the property, charged in addition to the fee scale below.
As soon as an instruction is received I will arrange access with the estate agent and confirm to you once booked in. On the day of the inspection I will also give you a ring to provide you with an initial verbal overview, whilst the report is prepared, always completed within 1 working day of the inspection and usually completed the same day as the inspection, providing the inspection took place in the morning. The report will then be emailed. Hard copies are included upon request. The service offered does not stop upon completion of the report.
I also include a talk through of the report, either over a coffee at an agreed mutually convenient location or over the phone once you have received the report and had time to digest its contents. I will continue to provide independent support through to purchase, as queries are often raised through solicitors searches that require further input from the surveyor.
I do not aim to be the cheapest but do aim to provide best value and in particular ensure independence as I have no affiliations or arrangements with estate agents. The Majority of my instructions are from client based referrals. Should you be tempted by cheaper quotations it is strongly recommended you obtain sample copies of their reports to ensure the detail provided is sufficient for your needs and comparable to other quotes.
It is also recommended you check that the person completing the inspection and write up of the report is a Chartered Surveyor (MRICS). This can be done by confirming their RICS membership number on www.rics.org/uk/find-a-member/ An increasing number of companies are using non Chartered and inexperienced staff to inspect properties. This will impact value for money.

If the property you are looking to purchase is a conventional property built post 1930’s, is not in need of extensive modernisation works and is generally in repair, then a homebuyer report will usually provide best value.
The homebuyer report is designed to provide a clear and concise overview of a properties condition, reinforced by a traffic light rating system. It will highlight any serious defects that require further investigation.
Photographs of defects are included with the report. Not all surveyors include photographs, however you will find they are very useful for any negotiations, that may be required.

Approximately 1/3 of purchases fall through, often due to survey results. In my experience a third of those aborted purchases could have been avoided by a pre-inspection service such as this. Time and time again the same properties are being surveyed by different surveyors within weeks of each other as estate agents and vendors are not being honest about the issues at the property, often blaming a previous failed purchase on ‘changes in previous purchasers personal circumstances’, by which they mean the property has serious damp and structural issues leading to yet another buyer wasting their money on surveyors and often solicitors fees!
So due to regular request, if you are looking at a property you have concerns about (cracking and potential damp issues) I can offer a service of accompanying purchasers on their viewings.
The purpose of the 30 minute inspection per property is not to survey the property but to identify serious visible issues (structural issues and damp with the use of a moisture meter), so that a decision can be made to either;
- Not to proceed with this property and find another
Or
- Proceed to survey. A survey will always be recommended for any property purchase no matter the condition or age whether a house, flat or new build (especially a new build). This inspection is not designed to replace a survey, which will still be required.
Verbal confirmation will be given and followed up with an email on the same day confirming initial findings.
The inspection in not designed as a survey of any description, where I would usually otherwise spend over several hours in a property. It is purely designed to reduce the number of abortive purchases as a result of what are often visible issues that can be identified by myself within minutes of being in a property. Some properties have severe damp and settlement issues, which the trained eye can pick out in minutes of entering the property. It is these sorts of properties this service will protect you against without inccuring the full survey costs and solciitors fees
The inspection would be based on walk through with moisture meter in hand and include a head and shoulders inspection of the loft to enable assessment of the roof and identification of spray foam, which has not been disclosed by the agent or vendor.
The cost of this service is £300 including VAT for properties with a value of up to £700,000. I can also offer this service for 2 back to back viewings for £400 including VAT should there be more than 1 possible contender. For properties over this value please phone to discuss.
