Reports are completed within 48 hours including a talk through on the phone on the day of the inspection.

The full building survey service will include photographs of the defects. If a valuation is required, this would be quoted for in addition to the fee scale below.

As soon as an instruction is received I will arrange access with the estate agent and confirm to you once booked in. On the day of the inspection I will also give you a ring to provide you with an initial verbal overview, whilst the report is prepared. Full building surveys are always completed within 2 working days of the inspection. The report will then be emailed. Hard copies are included upon request, if required. The service offered does not stop upon completion of the report. I also include a talk through of the report, either over a coffee at an agreed mutually convenient location or over the phone once you have received the report and had time to digest its contents. I will continue to provide independent support through to purchase, as queries are often raised through solicitors searches that require further input from the surveyor.

I do not aim to be the cheapest but do aim to provide best value and in particular ensure independence as I have no affiliations or arrangements with estate agents. The Majority of my instructions are from client based referrals. Should you be tempted by cheaper quotations it is strongly recommended you obtain sample copies of their reports to ensure the detail provided is sufficient for your needs and comparable to other quotes.

It is also recommended you check that the person completing the inspection and write up of the report is a Chartered Surveyor (MRICS). This can be done by confirming their RICS membership number on www.rics.org/uk/find-a-member/   An increasing number of companies are using none qualified and inexperienced staff to inspect properties. This will impact value for money.

AK Property Consultants Ltd is not VAT registered so there is no VAT to pay on the above prices.

For retirement properties, listed buildings and non-standard constructions such as non-cavity constructions, cob, stone & thatch please phone for a quote. The above fee scale does not apply to multiple properties, bed & breakfasts, hotels, houses with separate annex’s or other commercial use properties. For these please phone for a quote.

The full building survey will detail the construction and discuss defects identified. In addition to this it will discuss the remedial works required together with estimates of repair, summarised in a spreadsheet, appended to the full building survey and considered within the valuation, if instructed. The report format used is unique to AK Property Consultants developed to aid understanding and where appropriate, to  help with negotiations.

Not all surveyors include photographs, however you will find they are very useful for any negotiations that may be required.
