Reports are usually completed within 48 hours including a talk through on the phone on the day of the inspection.

Market valuations, Reinstatement Cost Assessments (Building reinstatement Valuation) and cost estimates of remeadial works are also available. If required, please confirm and this will be quoted for.

As soon as an instruction is received I will arrange access with the estate agent and confirm to you once booked in. On the day of the inspection I will also give you a ring to provide you with an initial verbal overview, whilst the report is prepared. Level 3 surveys are usually completed within 2 working days of the inspection. The service offered does not stop upon completion of the report. I also include a talk through of the report, either over a coffee at an agreed mutually convenient location or over the phone once you have received the report and had time to digest its contents. I will continue to provide independent support through to purchase, as queries are often raised through solicitors searches that require further input from the surveyor.

I do not aim to be the cheapest but do aim to provide best value and in particular ensure independence as I have no affiliations or arrangements with estate agents. The Majority of my instructions are from client based referrals. Should you be tempted by cheaper quotations it is strongly recommended you obtain sample copies of their reports to ensure the detail provided is sufficient for your needs and comparable to other quotes.

It is also recommended you check that the person completing the inspection and write up of the report is a Chartered Surveyor (MRICS). There is no longer a requirement for a ‘surveyor’ to be Chartered with many AssocRics surveyors now entering the market with non comparable training and experience to a Chartered Surveyor.

The increase in claims against ‘surveyors’ is resulting in a review by the RICS in an attempt to reverse some of the damage that has been caused to the industry over the last 15 years.

If you are unfortunate enough to receive an inadequate report by another surveyor then please review our Expert Witness service, where we can provide you an independent expert witness report to form part of your claim. This is an increasing area of our work due to the drop in survey standards over the years.
