The full building survey service offered includes a talk through of the report, either over a coffee at an agreed mutually convenient location or over the phone. The service offered does not stop upon completion of the report. I aim to provide independent support through to purchase, as queries are often raised through solicitors searches that require further input from the surveyor.

Photographs of the defects identified are included with the report aiding understanding of any defects found.

The full building survey will detail the construction and discuss defects identified. In addition to this it will discuss the remedial works required together with estimates of repair, summarised in a spreadsheet, appended to the full building survey. The report format used is unique to AK Property Consultants developed to aid understanding and where appropriate, to  help with negotiations.

A market valuation together with supporting comparables is also included in the full building survey. The market valuation will take into account the estimates of repairs identified in the full building.

Not all surveyors include photographs or comparables, however you will find both are very useful for any negotiations that may be required.

I guarantee independence with regards to survey content, in particular the valuation, as I have no loyalties or arrangements with any estate agents. The majority of my instructions are from client based referrals.
