With AK Property Consultants being regulated by the RICS and Karl Charalambous being a Member of the RICS (MRICS) and a Registered Valuer we are able to carry out a range of valuations for different circumstances and in accordance with the latest version of the Red Book and Global Standards.

Red Book Valuations
Red book valuations are required for a range of formal accounting, pension, charity and tax related matters. AK Property Consultants prepare such valuations on a regular basis and would be pleased to hear from you to discuss your requirements.
Probate valuations
If you an executor of an estate for a client, friend or family member that may be liable for inheritance tax, you will be advised by your legal professionals to obtain a Red Book Probate valuation. Whether this relates to a single property or a portfolio of properties we will be able to help and provide your legal advisors with the necessary valuations in a timely manner.
Matrimonial Valuations
If you are going through a separation and own property between you, you may be subject to a Part 25 application by the courts. This may require you to jointly instruct a CPR35 compliant Red Book Expert Witness Valuation Report, to ensure that both parties are treated fairly. AK Property Consultants Ltd can provide such valuations ensuring an unbiased and accurate decision can be determined.
Help to Buy & Shared Ownership Valuations
If you bought your home using either the Help to Buy Scheme or Shared Ownership Scheme and are looking to either change your ownership proportion or wish to sell, then you will need a Red Book Valuation prepared by an RICS member who is also a registered valuer. This is where AK Property can help. We can complete such valuations the same day as the inspection.
Lease extension & enfranchisement valuations
We have extensive experience in carry out lease extension & enfranchisement valuations for both landlords and tenants. If you are considering extending your lease or buying the freehold or own the freehold and have received relevant notices we would be pleased to provide a quotation for the valuation. We also carry out the negotiations through to tribunal if required.
Charities Act Valuations
The Charities Act 2011 requires a charity to instruct a Chartered Surveyor (Registered Valuer) to value a property or land before purchasing, disposing, or renting it (with the exception of leases of 7 years of less). This is to ensure correct terms are entered into and that the charities finances are protected. Whether it is a retail, residential or commercial property or land AK Property Consultants will be able to provide the necessary report to aid the transaction.
SIPP (Self invested Personal Pension) valuations
If you have a personal pension fund that include commercial property you will be required to instruct a Red Book Valuation before purchasing or disposing of the property. You will also be required to have regular valuations throughout the life of the fund. AK Property Consultant can provide these for you including assessment of commercial rents, building reinstatement value and property ‘market value’ at affordable rates and with a quick completion.
