EXPERT WITNESS REPORTS

EXPERT WITNESS REPORTS
As a firm regulated by The Royal Institution of Chartered Surveyors (RICS) we maintain the highest standards of professionalism, integrity, and impartiality in all our Expert Witness work. We can prepare the initial reports, attend hearings in person and negotiate with other expert witnesses.
We provide litigation support for solicitors representing either claimants or defendants, and we can accept Single Joint Expert (SJE) appointments and Partly Appointed Expert (PAE) appointments.
Our reports are fully compliant with Court instructions, and Part 35 of the Civil Procedure Rules (CPR) 2025. We also comply with the requirements of the Royal Institution of Chartered Surveyors (RICS), as set down in ‘Surveyors acting as Expert Witnesses RICS Practice Statement (4th Edition).
Examples of areas within our expertise, based on over 25 years surveying and valuation experience, for both residential and commercial property, include;
Matrimonial valuations
We regularly prepare Single Joint Expert (SJE) Red Book valuation reports compliant with the Family Court Procedure rules, Part 25. Our valuations include all supporting evidence enabling transparency and reducing the need for queries to be raised from the respective parties.
Expert witness reports for building pathology disputes
With extensive experience in both the public and private sectors, managing, valuing and surveying residential and commercial property we have a wealth of knowledge on building pathology matters.
Whether the dispute relates to defective materials, workmanship or design we would be pleased to discuss the case and provide a quotation.
Housing living standard reports for landlords & tenants
Increasingly there are disputes relating to housing conditions.
Our reports will provide the necessary independent and thorough approach and evidence required to help resolve such disputes. We have acted for many individual tenants, large landlords, including Councils, Housing Associations and Defence Infrastructure Organisation (DIO) an arm of the MOD.
All our Expert Witness reports are CPR (Civil Procedure Rules) Part 35 compliant. Our reports are also complaint with the RICS guidance notes on Surveyors acting as expert witnesses 4th edition, amended February 2023.
Diminution valuations
There are a range of circumstances where the need for a diminution valuation can arise to aid settlement of a dispute. Common examples include where there is a potential negligence claim relating to a pre- purchase survey and or valuation, misrepresentation during the purchase of a property from a vendor, a dilapidation dispute or constructional dispute. The valuation will calculate the financial loss aiding Courts, Tribunals and Arbitrators to come to a just decision.
