A common misconception is that a mortgage lender’s valuation is sufficient, when in fact, it is a valuation carried out for the mortgage lender not the purchaser. It is not designed to raise any defects with the property to the purchaser’s attention.
AK Property Consultants offer a bespoke Homebuyer Report service and include the following within our fees:
- Photographs of the main defects
- A talk through of the report in person at a mutually convenient Dorset location
- Advice regarding negotiations based on the findings of the homebuyer report
- Comparables to support the valuation, useful should further negotiations be required.
If there are specific concerns or queries you require comment on we can often include these within the quoted prices.
We are also aware timing of the survey is often crucial for a client and as such we act as quickly as possible and can generally inspect with a weeks notice and always aim for the client to have the report within 2 working days of the inspection. Where possible, we will always fit the inspection in sooner.
